Minor repair work carried out on a property could add thousands to an asking price. Mrs Digital, a digital marketing agency, has shared five top tips on the most effective repairs for homeowners to undertake.
Cracks in windows
Cracks in window frames or walls could knock up to £9,049 off a property’s value, while a lack of double glazing could shave £9,014.
Before calling in professional help, it is worth assessing the level of work required.
If the cracks in the walls are less than five millimetres deep, a type of filler can be applied to cover the gaps.
Once repair work has been applied to window frames and walls, an additional £18,063 could potentially be added to the overall property value.
A room with scuffed paintwork or marks on walls can look unappealing, but could also knock off a significant amount of money from a home’s asking price.
Applying a fresh coat of paint not only helps to refreshen the rooms in a home, but can add £9,025 to the property’s value.
Mrs Digital suggested choosing more neutral shades, such as white, natural wood or light grey, as opposed to darker tones.
A recent survey showed eight percent of prospective buyers found light blue and black less appealing choices for painted walls.

According to Mrs Digital, popular choices have included a range of indoor plants to provide a homely feel.

Demand for garden space has significantly risen during the pandemic.
According to Home Improvement Trends Report, which was carried out by Rated People, 64 percent of homebuyers stated they wouldn’t consider purchasing a property which failed to offer a garden.
For homeowners who are fortunate to own a garden, ensuring it is well-maintained could make a big difference to the property value – by adding an additional five percent.
Ensuring a home is clean may seem obvious, but a property which may appear cluttered and unclean could deter prospective buyers.
A recent survey showed 61 percent of UK residents stated they would put in a lower offer on a house if it wasn’t deem clean. A unclean home could result in a reduction of £9,029 of a property’s value, so it’s worth casting a critical eye over the rooms before conducting any viewings.
