Track Capital, an innovative property investment company, has analysed 1,350 postcode districts in the UK and found the best and worst performing places for property investors. Buying a property to rent out is a great way to earn some added income. In some areas of the UK, rental yield is higher than others which means landlords can earn more.

With house prices expected to continue to rise in 2022, property investment could remain a popular choice.

The current average rental yield for the UK is 3.63 percent.

So where is the best area for buy-to-let investors in the UK?

Nottingham has the top two most profitable locations for buy-to-let investors.

On average, investors can expect a return of up to 11.3 percent.

In general, the north of England is still the best place for investors looking for high yields.

Another key tip for buy-to-let investors is students.

According to Track Capital, students mean profit.

Student dense areas like Manchester, Leeds and Nottingham feature highly on the list.

Manchester’s property market has continued to boom over the past year, with prices steadily rising.

There are around 100,000 students in the city at any given term time, making it a prime spot for investors.

Surprisingly, London can also have above average yields despite having the highest house prices in the country.

Areas outside of London on the commuter belt can have high returns.

Dartford in Kent offers a 5.2 percent yield on average.

However, worst performing rental yields in the UK tend to be in the south of England and London.

London and the commuter belt where house prices are higher make up all but a couple of the 25 locations on the worst areas by yield.
